At Doug Tarry Homes, we prioritize occupant health by integrating advanced building practices air quality, moisture control, and material safety. While Canada doesn’t participate in Indoor airPLUS, all our homes are Net Zero Ready and exceed its core principles with high-performance standards. For example, NZR Homes must achieve 1.5 air changes per hour @50Pa through mandatory blower door testing that ensure a highly airtight building envelope that limits outdoor pollutants and improves indoor air quality which makes NZR more rigorous.
Moisture Management:
Each home features a floor drain with backflow prevention and a sealed sump pump with alarm. A sub-slab aggregate layer and R10 radon-rated spray foam insulation serve as both insulation and a soil gas barrier. Basement walls are insulated with R7.5 foam board, R22 mineral wool, and a smart vapor barrier membrane to promote moisture escape. Dedicated ERV systems keep basements dry and conditioned. Eavestrough extensions divert water away from foundations, which are further protected by spray-applied coatings. Durable luxury vinyl water-resistant flooring is installed in moisture-prone areas.
Air Quality & Ventilation:
Homes include cold climate air-source heat pumps, modulating electric or gas furnaces, and ERV systems integrated with RHEIA ductwork and a fully balanced HVAC system for optimal comfort and air quality. Primary bathrooms have bath fans for ventilation. Temporary dehumidifiers control moisture during construction; permanent dehumidifier options are being tested. No ductwork passes through garages or attics, and all exhaust systems vent outdoors. MERV 11 filters are used, and systems only activate after the home is move-in ready.
Radon, Pest & Combustion Safety:
Sub-slab spray foam and perforated pipes with radon rough ins are standard, along with radon testing and mitigation. Vent covers to prevent pest entry. We comply with combustion appliance safety standards, including smoke and CO alarms in sleeping areas and automatic garage door closers.
Material Safety:
We use Graphenstone no-VOC paints, including GrafClean for durability and Ecosphere for humidity regulation and CO2 absorption. Final HVAC commissioning ensures clean, dry systems with fresh filters before occupancy. Homeowners receive comprehensive manuals, maintenance guides, and certifications.
Additional Best Practices:
All joints, including furnace boxes, are taped to reduce air leakage in the ductwork system. Flexible ductwork enhances airflow balance. Air purifiers and a whole-home dehumidifiers have been tested in model homes, exemplifying our innovation commitment. At Doug Tarry Homes, healthier living is the foundation of every build, from construction through occupancy.
