The home begins with a high-performance building envelope designed specifically for the Pacific Northwest. Advanced air sealing with AeroBarrier, R-23 wall insulation, R-49 attic insulation, and high-performance Milgard windows with Low-E glass and 4th Surface Energy Coating work together to minimize heat loss, improve comfort, and create a durable home built to withstand the region's cool, wet climate. Third-party testing verified an exceptional air leakage rate of just 0.99 ACH50, demonstrating the quality of construction and attention to detail throughout the building process.

Electrification plays a central role in the home's design. Space conditioning is provided by a Mitsubishi variable-speed air-source heat pump, and the kitchen features an induction cooktop that delivers fast, precise cooking while improving energy efficiency and indoor air quality. Although Noyes Development's standard specification includes a high-efficiency gas tankless water heater, the homeowner chose to go even further by upgrading to an A. O. Smith hybrid heat pump water heater, reducing the home's reliance on natural gas and lowering overall energy consumption. The home's only gas appliance is a direct-vent fireplace, which the homeowner intentionally selected as a backup heat source and for the ambiance it provides, not as the home's primary heating system. A dedicated Energy Recovery Ventilator (ERV) continuously supplies filtered fresh air while transferring heat and moisture between incoming and outgoing air streams, improving indoor air quality while reducing the energy required to heat and cool the home. Together, these systems demonstrate that homeowners can embrace electrification while still making thoughtful choices that fit their lifestyle and resilience goals.

The homeowners also chose to install a 7.92 kW rooftop solar photovoltaic system paired with a 13 kWh battery backup system. This investment significantly reduces annual utility costs while providing backup power during utility outages, increasing the home's resilience and allowing essential systems to continue operating during emergencies.
