Restore Mobile Oakdale Cottages by WATERSHED

In Mobile, Alabama, hurricane exposure and a legacy of aging, undervalued housing stock converge in the historic Oakdale neighborhood. The Oakdale Cottages, designed by WATERSHED for nonprofit developer Restore Mobile, meet that challenge by treating resilience, energy efficiency, and healthy interiors not as an add-on but as the organizing principle behind every design and construction decision, all while remaining affordable to the working-class families the neighborhood was built for.

The innovation begins with the architecture itself. Rather than designing a single house, Watershed developed an adaptable floor plan paired with four distinct facade and porch options, drawing on the neighborhood's Victorian, Craftsman, and Coastal Vernacular traditions. This kit-of-parts approach lets each home read as unique while allowing the design and construction teams to standardize the building science underneath, an efficiency that is essential to delivering resilient, high-performance construction at an affordable price point. The plans were also given a "long life, loose fit" simple geometry, so future additions can be made without compromising the structure's performance.

Climate-responsive strategies drawn from the region's own building history do double duty as resilience measures: deep porches and overhangs shade the homes and reduce cooling loads while extending living space outdoors; high, 10' ceilings and large operable windows support passive cooling, natural ventilation and daylighting. These measures are particularly important in power outages after a tropical storm event. The homes' elevated floor structures protects against flooding, a growing risk in coastal Alabama.

These historic strategies are paired with modern, third party-verified performance measures. The homes achieve FORTIFIED Gold certification, the strongest tier of the IBHS wind-resilience standard, through advanced wall framing, rigorous air sealing, and continuous insulation designed to keep the building envelope intact in high wind events. Impact-rated doors and windows add another layer of storm protection while improving security and comfort year-round. Because the homes are also Energy Star and Indoor AirPlus certified, resilience is achieved without sacrificing energy performance or indoor air quality, demonstrating that storm-hardened construction and healthy, efficient living are not competing goals.

The homes are fully electric, designed to be equipped with a future solar array. Car charger outlets are provided at each driveway. Potential buyers were fascinated by the induction cooktops and a compatible pot kept on site to demonstrate their responsive cooking times.

What makes this project innovative is how it packages this level of resilience for a population that is often unable to access such measures. Restore Mobile's mission is to prevent the demolition of threatened historic homes and put safe, affordable housing back into the hands of long-time residents. The Oakdale Cottages extend that mission into new construction. Homes are sold to income-qualified buyers, meaning FORTIFIED Gold performance – which often comes with insurance premium discounts on wind coverage – is reaching households for whom storm resilience has historically been financially out of reach. The project also creates a scalable model other infill and affordable-housing developers in hurricane-prone regions can adapt, turning one nonprofit's pilot into a template for resilient, affordable neighborhood rebuilding.
